How Afriqahome Agent Verification Works

Afriqahome TeamMarch 7, 20268 min read

Afriqahome's 4-stage agent verification: identity check, EARB cross-reference, manual review & verified badge. What it means for buyers & agents.

Why Agent Verification Exists

Kenya's real estate market has a trust problem. The Estate Agents Registration Board (EARB) estimates that roughly 500 agents hold valid, current licences out of an estimated 40,000–50,000 people operating as "agents" across the country. That means the vast majority of people offering to help you buy or sell property are legally unqualified to do so.

For buyers — especially those purchasing from abroad — this creates a fundamental dilemma: how do you know the person handling the most expensive transaction of your life is who they claim to be?

Afriqahome's verification system was built to solve this. It is not a rubber stamp. It is a structured, manual review process that checks an agent's identity, professional credentials, and EARB registration status before granting the verified badge that appears on their profile and every listing they publish.

What Happens During Verification

The verification process has four stages. Every submission is reviewed individually by the Afriqahome admin team — there is no automated approval.

Stage 1: Identity Verification

The agent uploads a government-issued national ID or passport. Afriqahome confirms that the person creating the profile matches the identity documents provided. This step eliminates anonymous operators and ensures there is a real, identifiable person behind every verified account.

Stage 2: Professional Documentation

The agent submits their EARB registration documentation, including their practising certificate. EARB requires registered agents to renew their annual practising certificate, so this step also confirms that the agent is currently authorised to practise — not just that they were registered at some point in the past.

Stage 3: EARB Cross-Check

Afriqahome does not simply accept the submitted documents at face value. The team cross-references the agent's details against the EARB Members Directory to verify their registration status. Agents flagged as "Not in good standing" by EARB are not granted verification. This step is what distinguishes Afriqahome's process from platforms that accept any document upload without independent verification.

Stage 4: Admin Review and Badge Issuance

A member of the Afriqahome team manually reviews the complete submission. If everything checks out — identity confirmed, EARB registration valid, documentation authentic — the agent receives the "Verified Agent" badge. This badge appears on their profile page and on every property listing they create.

The entire process typically takes a few working days from submission to badge issuance.

What the Verified Badge Means for Buyers

When you see the verified badge on an agent's profile on Afriqahome, it tells you four things:

Signal

What It Means

Identity confirmed

The agent's government-issued ID has been checked. They are who they say they are.

EARB registration verified

Their professional credentials have been cross-checked against the official EARB registry. They are legally authorised to practise.

Platform accountability

Afriqahome has a verified record and relationship with this agent. There is a traceable connection between the agent and the platform.

Professional investment

The agent has invested KES 10,000 and submitted to a review process. This is a signal of professional commitment, not a casual listing.

Verification does not guarantee the outcome of any property transaction. Afriqahome does not take commissions, handle funds, or participate in negotiations. What verification does is confirm that the agent on the other end of the conversation has been independently checked — reducing your risk of engaging with an unqualified or fraudulent operator.

What Verification Does Not Cover

Transparency matters, so here is what the verified badge does not mean:

  • It is not a guarantee of any specific transaction outcome

  • It does not mean Afriqahome has inspected or verified individual property listings

  • It does not replace your own property due diligence

  • It does not mean the agent is the only qualified professional you should consult — always engage your own lawyer for any property transaction

Verification confirms the agent's identity and professional credentials. The quality of any specific deal still depends on your own due diligence, your lawyer's review, and the steps outlined in our guide to avoiding property scams.

How This Compares to Other Platforms

Most Kenyan property platforms do not offer agent-level verification at all. Here is how Afriqahome's approach differs:

On general classifieds platforms, property listings appear alongside used electronics and vehicles. Anyone can post. There is no credential check, no identity verification, and no mechanism to distinguish a licensed professional from an unregistered operator. Other property portals may offer premium tiers or badges, but these are typically tied to payment rather than independently verified professional credentials.

Why This Matters for Diaspora Buyers

If you are buying property in Kenya from abroad — whether from the USA, UK, UAE, or anywhere else — you face an additional challenge: you cannot visit the agent's office, check their reputation in person, or rely on local word-of-mouth.

For diaspora buyers, the verified badge serves as a remote trust signal. It means someone has already done the credential check that you cannot easily do from 8,000 kilometres away. When you browse agents on Afriqahome, you can filter for verified agents and know that each one has passed the same identity and EARB verification process.

This does not replace your own due diligence — you should still engage a Kenyan lawyer, verify titles through Ardhisasa, and follow the steps in our diaspora investment guides. But it does narrow the field to agents whose credentials have been independently checked.

For Agents: How to Get Verified

Verification is available to any agent on Afriqahome, regardless of subscription tier. Here is the process:

  1. Create your Afriqahome account — the free Ignite tier is sufficient to start

  2. Complete your agent profile — professional photo, bio, areas of expertise, contact information

  3. Initiate verification from your dashboard

  4. Upload your government-issued ID (national ID or passport)

  5. Upload your EARB registration documentation (including current practising certificate)

  6. Pay the one-time verification fee of KES 10,000 via M-Pesa (STK Push — no bank transfers or card payments needed)

  7. Wait for admin review — you will be notified upon approval

  8. Your verified badge appears on your profile and all your listings

The verification fee is a one-time payment. It is not a subscription and does not need to be renewed. Once verified, your badge remains active as long as your account is in good standing.

What If I Do Not Have EARB Registration?

You can still join Afriqahome on the Ignite tier and list properties. However, you will not be able to complete verification or receive the verified badge without valid EARB documentation. We strongly encourage all practising agents to pursue EARB registration — it is a legal requirement under the Estate Agents Act (Cap 533), it protects you professionally, and it differentiates you from the vast majority of unregistered operators in the market.

Frequently Asked Questions

How much does Afriqahome agent verification cost?

Verification costs KES 10,000 as a one-time payment via M-Pesa. This is separate from any subscription tier. The fee covers the manual review of your identity documents and EARB credentials. It does not need to be renewed.

How long does the verification process take?

From the time you submit your documents and payment, verification typically takes a few working days. You will be notified once your submission has been reviewed and your badge has been activated.

Can I get verified without EARB registration?

No. EARB registration is a core requirement of Afriqahome's verification process. The cross-check against the EARB Members Directory is what distinguishes this process from a simple document upload. Agents without EARB registration can still use Afriqahome but will not receive the verified badge.

Does verification guarantee a property transaction will go smoothly?

No. Verification confirms the agent's identity and professional credentials. It does not guarantee the outcome of any property transaction, inspect individual listings, or replace your own due diligence. Always engage a qualified lawyer, verify property documents through Ardhisasa, and follow a complete due diligence process for any purchase.

How can buyers check if an agent is verified on Afriqahome?

Verified agents display a visible badge on their profile page and on every property listing they create. You can also filter search results to show only verified agents. If you do not see a badge, the agent has not completed the verification process.

What happens if a verified agent's EARB status changes?

Afriqahome monitors agent credentials. If an agent's EARB status changes — for example, if their practising certificate lapses or they are flagged as "Not in good standing" — their verification status may be reviewed and, if necessary, suspended until the issue is resolved.
